What does a property investment consultant actually do?
A property investment consultant reviews an investment decision on your behalf and produces a written verdict: proceed, proceed at a revised price, or decline. The work covers the income case, the price evidence, the ownership structure, the financing assumptions and the exit — with the conditions under which the case fails written down alongside it.
The consultant does not replace your solicitor, valuer or accountant. Their role is to hold the whole picture and say what the assembled evidence means for the decision, which on most transactions is nobody's formal remit.

How is a consultant different from an agent, a sourcer or a broker?
The difference is when the money arrives. An agent earns when the asset sells. A sourcer earns when you buy the deal they found. A broker earns when the loan completes. All three are useful and all three are conflicted at the exact moment you need an honest answer. A consultant paid a fixed fee for the review is the only party in the room with no reason to prefer a yes.

What do you receive at the end of a consultancy engagement?
A written position document. It states the recommendation, the assumptions that must hold for it to be right, the evidence behind each material number, and the specific circumstances under which the investment fails. It is written so you can hand it to a partner, a lender or an investment committee and have it survive questioning.
